Why shouldn’t I sell my vacant land through a realtor?

First we conduct further research on the property to determine if it meets our requirements for access, marketability and other criteria. Next we will contact you to confirm that we should move forward with buying your land. From there, as needed, we will engage with title companies and other parties necessary to complete the purchase and we will update you with our progress.

How soon will I receive the cash amount for my land?

Our goal is to quickly close on the sale of your property to us in as little as 10 days. For some deals, we will need to go at the speed of the title company and it may take them about 30 days to finish the transaction. In either case, we will get you the cash amount listed on the purchase agreement as soon as possible.

What if I owe back taxes or dues?

Any back taxes or dues will be negotiated as part of our offer prior to reaching an agreement. In the case that money is owed in back taxes or dues, those amounts can be deducted from the final closing price. We will handle getting the taxes and fees paid so that you will not need to spend any of your own money to sell your land to us.

What if the title for my land isn't clear?

We perform a check for any title issues prior to completing the transaction. If the title issues are solvable then we will work with you to address them. Depending on the state and county where the land is located and the circumstances involved, it may be possible to quiet the title, file probate, or explore other creative options to clear the title.

What if there is abandoned property or other debris left on the land?

Unless the land has an environmental hazard on it, we quite often can move forward and deal with any leftover “junk”.
